Carriage Hills is a mature but extremely well-kept subdivision with large homes and about 30 large lots off Harrison Road in Spotsylvania County. It was first developed in the 1980s but new homes are still going up here and there.

One of the more impressive homes is at 34 Carriage Hill Lane. Built in 1986, the house has 7,300 square feet of living space and sits on 5 acres. At the property’s entrance, decorative brick walls flank the wide, stamped concrete driveway. It leads to a broad, circular area with a large compass at the center and is surrounded by well-maintained landscaping.

The property has been placed on the market by Joanna Doherty and John Prickett. They have listed it with Victoria Clark–Jennings of Berkshire Hathaway HomeServices Select Realty in Fredericksburg. The asking price is $995,000.

Joanna Doherty and John Prickett are two of the four children of the late retired Army Lt. Col. Vernon Prickett and Christine Prickett. The other two siblings are Larry Prickett and Elaine Prickett. According to Christine Prickett’s obituary, her death on Dec. 27, 2016, was 20 years to the day after her husband’s passing. They had met in the Philippines while Vernon was stationed there and were married there in 1947.

According to Joanna Prickett, her father, Vernon, and brother John built 34 Carriage Hill Lane. Their company was Champion Construction/All Star Homes. The subdivision was developed by Silver Cos.

That the home at 34 Carriage Hill is luxuriously appointed is evident upon entering the foyer. The foyer has marble tile flooring and introduces the dentil crown molding that’s found throughout the main level.

The house is designed with two distinct portions, the main, two-story residence and a large and comfortable in-law suite with a private entrance. The suite is also accessible from the main house.

The in-law suite could also serve as very inviting guest quarters. It has spacious living and dining areas along with a bedroom and full bathroom. The galley-style eat-in kitchen features mottled gray and white granite counters and backsplash, stainless steel appliances and off-white Craftsman-style cabinetry.

Attractive hardwood flooring is found in the kitchen and elsewhere in the in-law suite’s living space. Off the dining room is a sun room with windows that can be opened to create a screened-in porch.

The main portion of the house benefits from a wide-open floor plan and fresh, light-colored carpeting. The living room is huge and the dining room has a large crystal chandelier. Those spaces blend into the the combination kitchen and family room, which has a brick gas fireplace.

This part of the house has its own attached sunroom—this one with a sunken hot tub at one end.

The large and handsome island kitchen is equipped with granite counters, stainless steel appliances—including a commercial-size refrigerator—and dark-cherry finished cabinetry. In addition to the island is a multi-level peninsula ready for casual meals and conversation. In addition to a wall oven and microwave, there is a range with oven built into the island. A skylight over the kitchen welcomes in natural light.

A hallway that includes a powder room and home office leads to the main-level master suite. The master bathroom has a sunken soaking tub and separate shower. There a double vanity and a bidet sits next to the toilet.

The hallway continues to the well-equipped laundry room nearby and the oversized two-car garage with an epoxy-covered floor and lots of built in cabinetry and shelving.

The main staircase in the foyer leads to a cedar-lined closet halfway up and continues to an area that includes two bedrooms and the sitting area and full bathroom they share.

The partial basement has a main finished area with wet bar, wood-burning fireplace and full bathroom. There is no outdoor access from the basement, but it does have a wine cellar and unfinished utility/storage areas.

The back yard is set up well for both entertaining and relaxing. The stamped-concrete patio steps down to a fenced-off pool and concrete deck.

Behind the pool is a fire pit with a stack of well-seasoned wood nearby. Next to that is a small pond.

Also on the property are four raised planting beds that combine to create a nice and manageable cottage garden. The property has professional landscaping all around, with rhododendrons, crape myrtles, boxwood hedges and a variety of other plants and shrubs.
